Udaipur, August 5: New land conversion regulations aimed at curbing unplanned construction along national and state highways in Rajasthan have created significant challenges for landowners, investors, and real estate businesses. Previously purchased agricultural land, bought at high prices, is no longer easily convertible for residential or commercial use. The new rules impose mandatory conditions such as specified distances from highways, service roads, access control, and NOCs from relevant departments, leading to a backlog of applications.
Experts note that there was a growing trend of purchasing agricultural land near highways to convert it into residential or commercial plots. Many investors had spent millions on projects like petrol stations, hotels, wedding gardens, warehouses, showrooms, and townships. – Residential Construction: No residential construction or conversion will be permitted within a 40-meter radius from the midpoint of the highway.
– Beyond 40 Meters: Only residential construction may be allowed beyond 40 meters, but commercial use remains entirely restricted up to 75 meters.
– Enforcement: To prevent road accidents and remove illegal encroachments, the revenue department has instructed all district collectors to strictly enforce this order.
