Gurugram, India April 16, 2025 : Dwarka Expressway has emerged as the fastest-growing real estate corridor in India, registering a record-breaking 58% year-on-year (YoY) housing price increase during Q4 FY 2024–25. According to a joint report by CREDAI, Colliers, and Liases Foras, this surge marks the highest in the country and reaffirms Dwarka Expressway’s dominance as the top investment destination in the Delhi NCR region and beyond.

Transforming India’s Urban Real Estate Landscape
Commenting on the milestone, Mr. Pradeep Aggarwal, Founder & Chairman of Signature Global (India) Ltd., said,
“Dwarka Expressway has emerged as the most dynamic real estate corridor in NCR, reflecting the broader transformation in India’s urban living. The record 58% price appreciation is a testament to its infrastructure-led development and unmatched connectivity.”
With enhanced roadways, upcoming metro lines, and proximity to Delhi’s key BUSINESS zones like Cyber City, Udyog Vihar, and IGI Airport, the expressway has become a beacon for homebuyers and investors seeking long-term value in real estate.
Rise in Premium Housing Fuels Growth
Echoing the sentiment, Mr. Ashok Kapur, Chairman of Krishna Group and Krisumi Corporation, noted,
“The rising demand for premium, well-designed homes and rising construction costs have propelled housing prices. Modern homebuyers now prioritize amenities and sustainable communities—elements that Dwarka Expressway delivers exceptionally well.”
The corridor has become a hub for luxury and ultra-luxury residential projects, attracting aspirational buyers and further strengthening the upward price trend.
National Real Estate Trends and NCR’s Leadership
While India’s top eight cities recorded an average 10% YoY price increase—reaching ₹11,266 per sq. ft.—Delhi NCR outshone with a 31% growth, largely fueled by demand along the Dwarka Expressway. This remarkable performance has placed NCR at the forefront of India’s property market.
According to real estate experts, diminishing unsold inventory, rising end-user demand, and strong infrastructure momentum make Dwarka Expressway a highly sustainable market for real estate investment.
